Test it yourself in two minutes
This is the cheapest diagnostic in residential plumbing and almost nobody does it. A threaded pressure gauge costs a few dollars at any hardware store.
- Screw the gauge onto an outside hose bib. Preferably one on the street side of the house, closest to where the main enters.
- Turn nothing else on. No taps running, no irrigation, no washing machine. You want static pressure.
- Open the bib fully and read the dial. That is your static pressure.

The pattern to recognise is failures happening in several unrelated places at once. One fixture failing is a fixture. Five is the system.
- Toilet fill valves and flappers. Failing repeatedly, often within a year of replacement.
- Faucet cartridges dripping. Especially where they have been replaced before and dripped again.

Typical ranges, not a quote. The expansion tank point catches people out: fitting a regulator makes the system closed, and a closed system requires thermal expansion control at the water heater. A quote for a regulator alone on a house without an expansion tank is an incomplete quote.

- Check bond and workers compensation on the same record. Licensed, bonded and insured are three separate protections and a company can hold one without the others.
- Read the complaint and disciplinary history shown on the record.
California requires licensed contractors to publish their licence number in every advertisement soliciting work, under Business and Professions Code section 7030.5.
