What to have ready when you call

Two minutes of preparation shortens the diagnosis and usually the bill with it.

  • Your address and ZIP. 92780, 92782 and 92705 sit under different permit authorities and sometimes different water providers, and that changes the answer.
  • Roughly when the house was built, or the neighbourhood name. Build era predicts failure mode more reliably than anything else you can tell us.
  • What you have already shut off, and whether the main valve turned freely.
  • Whether water is still moving, and where it is showing up.
  • A photo if you can take one safely. You can text it to the same number.

Before you call, if water is coming in

In this order. The order matters.

  1. Shut the main water valveIn most Tustin homes it sits at the front of the property near the street in a meter box, or on an exterior wall on the street side. In the post war tracts it is often beside the front hose bib. In Tustin Ranch and Tustin Legacy homes it is frequently inside a garage wall or an exterior utility panel.
  2. Cut power to any circuit near standing waterAt the panel. Not by wading in and unplugging things.
  3. If it is the water heater, isolate itClose the cold supply valve on top of the tank, then shut the gas at the tank, or the breaker for an electric unit.
  4. Photograph everything before you clean upInsurance generally covers sudden and accidental water damage and generally excludes gradual leaks. The photographs are what settle that argument later.
If you smell gas, none of the above applies.Do not touch light switches, do not use your phone indoors, and do not go looking for the leak. Get everyone out, leave the door open, and call the gas utility from outside before you call anyone else.

  • Gas leak or the smell of gas. Leave the building first, then call your gas utility from outside. Do not call us first.
  • City of Tustin Building Division, permits and inspections. 714-573-3130, Monday to Thursday 7:30am to 5:30pm and Friday from 8am. Submittals and inspection scheduling run through the City’s Citizen Self Service portal.
  • Suspected permit fee fraud. The City collects fees only through its Citizen Self Service portal or in person at the City Hall finance counter, and will never ask for a bank routing number or a wire number. Report suspicious invoices to planpermitsubmittals@tustinca.org.
  • Checking a contractor’s licence. cslb.ca.gov. Free, takes about two minutes, and worth doing on anyone you consider, including the contractor we refer you to.

What happens after you call

  • We take the details and put you with an independent C-36 licensed contractor who covers your ZIP.
  • Their CSLB licence number reaches you on the written estimate, so you can verify it before agreeing to anything.
  • You get an itemised written estimate before work starts, split into labour, parts, permit and disposal.
  • If something unforeseen turns up, the job stops and you approve a change order before any extra work happens.
  • Where the work needs a permit, the contractor files it with whichever authority your address falls under.
