Why faucets fail repeatedly here

What you can check yourself first
- Unscrew the aerator and soak it. The small screen at the spout tip. White vinegar for a few hours dissolves the scale. A surprising proportion of weak stream complaints are entirely fixed by this and it costs nothing.
- Check whether it is the hot side, the cold side, or both. One side dripping narrows it to that cartridge or seat.
- Look under the sink with a torch and a dry paper towel. Wipe the supply connections, the tailpiece and the trap, then check the towel. This distinguishes a supply leak from a drain leak, and they are different repairs.
- Measure your pressure. Above 80 PSI the code requires a regulator, and high pressure causes cartridges across the whole house to fail early. If several faucets are dripping, measure before replacing any of them.

Usually repairable
- A drip from the spout. Cartridge, seat or O ring. Nearly always a part.
- A weak or spitting stream. Aerator scale, or a partially blocked supply.
- A stiff handle. Scale around the stem. Cleaning or a cartridge.
- A leak at the base of the spout. O rings.
- An under sink drip at a connection. A supply line, a tailpiece washer or a slip joint.
Replacement is the better call
- The body is cracked or the finish has failed. No repair for either.
- Parts are not available. Common on discontinued or budget imported fixtures, where a cartridge simply cannot be sourced. This is worth knowing before you buy a cheap faucet.
- Repeated repairs on the same fixture. Two or three interventions is the point at which a new fixture with available parts is cheaper.
- Corroded connections at the tailpiece where removing the old fixture will destroy it anyway.
- A pre 1994 non compliant fixture. California Civil Code section 1101.4 requires replacement of interior faucets exceeding 2.2 gallons per minute in properties built on or before 1 January 1994, which covers most Tustin housing.
Ask which specific part failed. A drip is a part. Being quoted a fixture replacement for a drip without anyone naming the failed component is worth a second opinion.

- Confirm the classification is C-36. That is the plumbing contractor classification. A general B licence is not the same thing.
- Check the status is active and the expiration date has not passed.
- Check bond and workers compensation on the same record. Licensed, bonded and insured are three separate protections and a company can hold one without the others.
- Read the complaint and disciplinary history shown on the record.
California requires licensed contractors to publish their licence number in every advertisement soliciting work, under Business and Professions Code section 7030.5.
