Slab on grade with copper in the concrete

How a slab leak gets located before anything is cut

This is the part that separates a competent job from an expensive one. Concrete cut in the wrong place costs you the cut, the repair, the patch and the flooring, and you still have the leak.

Isolation and pressure testing

The house is split into sections and each is pressurised and watched. This confirms there is a leak, establishes whether it is on the hot or cold side, and narrows it to a zone. It is the cheapest step and it should always come first.

When acoustic is inconclusive

The four repair paths, and when each one is right

There is no single correct answer here. The right choice depends on the age of the pipe, how many leaks you have had, where the run goes, and how long you intend to own the house. A contractor should give you at least two of these priced side by side.

Spot repair, opening the slab

The concrete is cut at the located point, the failed section is replaced, and the slab is patched. It is the cheapest option and the right one when the pipe is otherwise sound and this is a first leak in a relatively young system. The drawbacks are dust, noise, flooring damage at the cut, and the fact that a fifty year old line that has failed once will very likely fail again somewhere else.

Reroute, also called an overhead reroute

The failed run is abandoned in the slab and a new line is routed around it, usually up a wall, through the attic and back down. No concrete is opened. Five things that look like a slab leak and are not

Check these before you authorise concrete work. Each one produces at least one classic slab leak symptom and each one is dramatically cheaper to fix. A contractor who rules them out in front of you is doing the job properly.

If you are buying or selling

A standard general home inspection does not locate slab leaks and does not put a camera in the sewer lateral. Those are the two most expensive problems a Tustin home can have and the two most likely to be invisible on inspection day. If you are buying anything built between 1950 and 1975 here, a dedicated plumbing inspection is one of the better inspection dollars available.
